Site investigation reports for planning permission, Phase 1 desk studies and Phase 2 investigations, through to detailed risk assessment, remediation and verification. Contaminated land assessment & planning support

Site investigation reports and contaminated land assessments in line with BS 10175 and BS 5930 to support planning applications and the discharge of planning conditions. Interra can manage the work from initial desk study through investigation, assessment, remediation and verification, coordinating contractors and laboratories where required. Work follows the risk-based approach set out in LCRM, taking account of applicable regulatory and local authority requirements.

Planning conditions explained

What does your site investigation report need to cover?

The scope depends on the wording of your planning condition, previous investigations, the site's history and the proposed use. Interra can review these together and identify the work needed for your submission.

Phase 1 desk study and risk assessment

A review of historical land uses, environmental information and site observations develops the conceptual site model and identifies potential pollution linkages. This establishes whether further investigation is needed.

Phase 2 site investigation report

Where required, targeted intrusive investigation, sampling and monitoring characterise soil, groundwater and gas conditions. The report interprets the findings and assesses relevant risks to people, buildings and the water environment.

Remediation strategy and verification

If unacceptable risks are identified, a remediation strategy sets out the measures and evidence needed. Verification reporting then records the work undertaken to demonstrate that the agreed requirements have been met.

A condition requiring a comprehensive investigation may need more than a desk study. Approval stages and the timing of remediation and verification vary between permissions, including phased developments.
